How we score real estate: value, yield and risk explained

A look inside the AI CoVal scoring framework and how every opportunity is made comparable across sectors.

Most property listings tell you what an asset costs. Very few tell you whether that price makes sense. At AI CoVal, every opportunity comes with a score that answers that question, and shows exactly how we got there.

Three dimensions, one framework

Every asset is scored on three dimensions.

Value measures how the asking price compares with what the evidence supports. We look at comparable transactions, rental levels and the condition and quality of the asset. A positive value score means the price sits below what fundamentals suggest.

Yield measures the income the asset generates relative to its price, and how secure that income is. A high yield is only attractive if the tenant is strong and the lease is long enough to rely on.

Risk captures what could go wrong: vacancy, capital expenditure, planning issues, tenant concentration or structural changes in the sector. A high risk score reduces the overall rating, even when value and yield look strong.

Sector-specific inputs

An office and a data centre are not judged on the same details. For offices, lease length and energy performance matter most. For data centres, power capacity and connectivity decide the outcome. For student accommodation, demand depth and operator quality are key.

The inputs change by sector, but the framework does not. Every asset is scored on the same three dimensions, which means a logistics warehouse and a build-to-rent scheme can be compared directly.

Calibrated to your mandate

A good opportunity for one investor can be the wrong one for another. That is why scores are weighted against your mandate. An income-focused investor will see yield weighted more heavily. A value-add investor will see more weight on pricing gaps and repositioning potential.

Every score is explained

A number without reasoning is not useful. Every score we produce shows the main drivers behind it: which comparables were used, which assumptions were made and which risks were flagged. If you disagree with an assumption, you can see exactly where it sits and how it affects the result.

AI screens, people decide

AI allows us to screen large volumes of the market quickly and consistently. But data has limits. Local knowledge, lease nuances and planning context still require professional judgement. That is why every output is reviewed by our team before it reaches you.
